Pre-Construction Services

  • Review project specifications and drawings for both lighting and lighting control systems

  • Perform digital take off in order to capture quantities and develop a bill of materials for lighting and control systems, including emergency and inverter requirements

  • Identify drawing conflicts and submit RFI’s for clarifications and to capture any missing scope

  • Develop a scope of work

  • Review manufacturer pricing

  • Provide a price proposal

  • Create manufacturer lead time schedule

Construction and Project Management Services

  • Provide a comprehensive submittal package, including custom shop drawings for applicable types

  • Review all returned submissions and shop drawings, update and revise as required

  • Staff project with a Senior Project Manager, Project Manager and Project coordinator

  • Attend all project meetings and communicate any outstanding issues

  • Manage any bulletin or drawing changes, and prepare and submit change orders

  • Compare quantities and scope with installing contractor

  • Generate purchase orders to manufacturers

  • Develop a project specific status report for tracking and scheduling

  • Work with installing contractor to develop inventory management, packaging, and delivery requirements

  • Coordinate freight deliveries with project field personnel, and supervise delivery and inventory materials delivered

Lighting & Controls Technology

  • Dedicated Controls team for Estimating, Project Management, and Field Service

  • Leverage factory-direct experience for streamlined communication

  • Stay up to date on latest product offerings from various manufacturers

  • Ability to assist with Emergency coordination

  • Proactive pre wire visits from Chelsea field services team to ensure contractor understands system wiring and protocols.

  • Field Technicians on staff allow for quick responses to job sites for programming and troubleshooting.

  • Silver, Gold, and Platinum Level options for management and integration

Project Close Out

  • Provide project close out documentation including driver information for maintenance

  • Provide factory warranty documentation for each manufacturer

  • Review and finalize punch list including troubleshooting for fixture/control integration issues

  • Set up training with client and manufacturer of lighting control and inverter system

  • Provide final financial summary

Value Engineering

  • Typically provided after initial estimate has been provided and client informs Chelsea of the requirement to reduce project lighting and controls cost

  • Obtain input from the design team on the critical design elements of the project

  • Identify the desired budget

  • Offer cost effective alternative solutions

  • Provide a detailed price proposal for alternates

  • Provide product samples and mock ups as required
